Frequently asked questions

About the market analysis.

Is it the same as an appraisal?

No. An appraisal is signed by a licensed appraiser and is what banks require for a loan. A market analysis compares your property with what's selling in the area to decide the listing price and strategy. The two complement each other.

Where do the comparables come from?

From closed sales we know of, from properties listed on portals and social media, and from those that were for sale and were withdrawn without selling. Costa Rica has no single sales registry, so every comparable is reviewed before it's used.

Why does it include expired listings?

Because they show the prices the market didn't accept. They don't go into the value calculation, but they mark the ceiling: listing above them usually makes the sale take longer.

What does "months of inventory" mean?

How many months it would take to sell everything currently for sale in the area, at the current pace. Under 4 favors sellers; over 6 favors buyers.

Does it work for rentals?

Yes. Choose "Monthly rent" and enter similar rentals: the analysis calculates the market rent with the same adjustments.

How often is it updated?

While the property is listed, we rerun it every 30 days with new data from the area, so we can decide in time whether the price should be adjusted.
